What are floorplan services?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a floorplan service work?

During a floorplan service, an appraiser takes measurements of the home or property with a measuring tool — either a tape or laser measuring device. As they tour the house, they mark the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage and the general layout of the house. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services required?

Property taxes

Tax records often reflect incorrect area of a property because the values can come from many sources, and sometimes go unverified — which means you may be paying for more square footage than you actually have! Unless a certified appraiser has recently executed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before attempting to challenge your taxes. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting a property on the market

A home measurement service can ensure that you're paid fair market value for your house. Living space is one of the most important factors potential buyers look for when purchasing a house — but since square footage values are frequently approximated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of your home as well as the number of potential buyers. The only dependable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or home measurement service completed by a certified appraiser (after any renovation that might have affected square footage).

For real estate agents

To make sure that your client's property closes at a price that properly reflects market value, we suggest asking for a measurement of the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tactic for getting potential buyers interested because they can see the layout and attributes of the home before and after touring.
